Terms of Service / Rental Terms

Effective Date: August 9, 2026

Welcome to Raptor Ridge RV Resort Inc. (“Raptor Ridge,” “Resort,” “we,” “us,” or “our”).

By making a reservation, completing check-in, or occupying an Eco Cabin, RV Site, or other accommodation at Raptor Ridge, the person making the reservation (“Guest”) agrees to these Terms of Service / Rental Terms (“Terms”), together with any applicable reservation confirmation, cancellation policy, posted Resort rules, and reasonable safety instructions provided by Resort staff.

These Terms are intended to promote a safe, respectful, and enjoyable environment for guests, visitors, staff, and property owners. Nothing in these Terms is intended to waive, exclude, or limit any right, remedy, duty, or protection that cannot legally be waived, excluded, or limited under applicable Alberta or Canadian law.

1. Reservations

  • Reservations must be made by a person who is 18 years of age or older.

  • The person making the reservation is responsible for providing accurate booking information and for the conduct of all registered occupants and visitors associated with the reservation.

  • Payment must be made in accordance with the applicable reservation terms before check-in unless Raptor Ridge has agreed otherwise in writing.

  • A valid government-issued photo ID may be requested at check-in for identity, age, security, or booking-verification purposes.

  • Reservations are personal to the booking guest and may not be transferred or assigned without prior approval from Raptor Ridge.

  • Raptor Ridge may require correction of inaccurate booking information before permitting occupancy.

  • Any mandatory fees or charges applicable to a reservation will be disclosed to the Guest before or at the time of booking, as applicable.

2. Check-In and Check-Out

Eco Cabins

  • Check-in: 3:00 PM

  • Check-out: 11:00 AM

RV Sites

  • Check-in: 3:00 PM

  • Check-out: 12:00 PM

Early check-in may be available upon request and is subject to availability.

Late departure is not permitted without prior approval. Where a Guest remains beyond the applicable check-out time without authorization, Raptor Ridge may charge a disclosed late-departure fee or other reasonable additional accommodation costs, where applicable.

Guests must vacate the accommodation or site at the applicable check-out time unless Raptor Ridge has approved a later departure.

3. Eco Cabin Security Deposit

A CAD $200 security deposit is required for each Eco Cabin rental, unless otherwise stated in the reservation confirmation.

The security deposit is intended to secure the Guest’s obligations relating to damage, missing property, extraordinary cleaning, or other reasonable charges arising from the Guest’s breach of these Terms.

The security deposit is refundable after departure, subject to any lawful deductions.

Raptor Ridge may deduct from the security deposit the reasonable and documented cost of:

  • repairing damage caused by the Guest, registered occupants, or visitors;

  • replacing Resort property that is missing or damaged;

  • extraordinary cleaning reasonably required because of the Guest’s use of the accommodation;

  • smoke- or vaping-related cleaning required because of a violation of the smoking policy; or

  • other reasonable, disclosed charges properly owing under these Terms.

Raptor Ridge will not charge a Guest for ordinary wear and tear.

Where a deduction is made, Raptor Ridge may provide an explanation or itemization of the amount deducted upon request.

Approved refunds are processed through the payment provider. Although Raptor Ridge processes an approved refund promptly, the time required for funds to appear in the Guest’s account may depend on the Guest’s financial institution or payment-card provider.

If legitimate charges exceed the security deposit, the Guest remains responsible for the unpaid balance.

4. Gate Access

For safety and security, the Resort entrance gate may be closed overnight.

  • Gate closes: 9:00 PM

  • Gate opens: 9:00 AM

Guests planning to leave or return between 9:00 PM and 9:00 AM should notify Resort staff in advance where practicable. Raptor Ridge may provide an access code or other access instructions.

Guests must keep access codes confidential and must not provide them to unauthorized persons.

Gate procedures may be changed when reasonably necessary for security, safety, emergency response, maintenance, or other operational reasons.

5. Occupancy Limits

RV Sites

  • A maximum of 6 registered occupants is included in the applicable site rental, unless the reservation confirmation states otherwise.

  • One tent may be permitted on an RV Site, subject to site suitability, applicable fire/safety requirements, and management approval.

  • Up to 4 additional immediate family members may stay overnight only with prior approval and payment of the applicable CAD $20 per-person, per-night fee.

  • Raptor Ridge may impose additional occupancy restrictions where required for safety, site capacity, fire safety, insurance, municipal requirements, or other applicable legal requirements.

Eco Cabins

  • Each Eco Cabin has a stated maximum occupancy.

  • Guests must not exceed the applicable maximum occupancy.

  • Any request for an exception must be approved by Raptor Ridge before the additional person stays overnight.

  • Unauthorized overnight occupancy may result in additional disclosed charges and/or termination of the stay where reasonably necessary because of the breach, subject to applicable law.

6. Visitors

Visitors are welcome subject to Resort rules, capacity limitations, and reasonable safety requirements.

  • Visitor hours: 10:00 AM to 8:00 PM.

  • Visitors may be required to register with Resort management or the hosting Guest.

  • A CAD $20 visitor fee applies where disclosed as applicable to the reservation.

  • Registered Guests are responsible for the conduct of their visitors while those visitors are on Resort property.

  • Visitors who remain after permitted visiting hours without authorization may be required to leave or, where they remain overnight with the Guest's permission, may be treated as additional occupants and charged the applicable disclosed overnight fee.

Raptor Ridge may restrict or refuse visitor access where reasonably necessary because of capacity, safety, security, disturbance, property damage, or other legitimate operational concerns.

7. Minimum Stay

  • Eco Cabins: Minimum 2-night stay. 

  • Raptor Ridge Resort accepts reservations for one-night stays, subject to availability. A CAD $50 cleaning fee applies to each one-night reservation

  • RV Sites: Minimum 2-night stay.

Different minimum-stay requirements may apply during holidays, long weekends, special events, or peak periods. Any applicable minimum-stay requirement will be disclosed before the reservation is finalized.

Cancellation and refund rights are governed by the applicable Cancellation Policy, subject to any rights that cannot legally be excluded or restricted.

8. Resort Amenities

Registered Guests may use available Resort amenities, which may include:

  • Outdoor heated pool;

  • Pickleball court;

  • Disc golf;

  • Basketball court;

  • Beach volleyball court;

  • Horseshoe area; and

  • Designated off-leash dog area.

Pool Hours

10:00 AM to 9:00 PM, unless otherwise posted.

Amenity availability, operating hours, capacity, and access may change because of weather, maintenance, repairs, safety concerns, staffing, emergency conditions, regulatory requirements, or other circumstances beyond Raptor Ridge's reasonable control.

Guests must follow all posted rules and reasonable instructions relating to the use of Resort amenities.

Certain amenities may have inherent risks. Guests are responsible for exercising reasonable care, supervising children and dependent persons in their care, and using equipment and facilities in accordance with posted instructions.

9. Guest Responsibilities

Guests agree to:

  • keep their accommodation and RV Site reasonably clean and in good condition;

  • dispose of garbage in designated receptacles;

  • respect other guests, staff, neighbouring site owners, and Resort property;

  • comply with posted Resort rules and reasonable safety instructions;

  • refrain from excessive noise, threatening behaviour, disorderly conduct, harassment, or unlawful activities;

  • use roads, parking areas, recreational facilities, and other Resort property responsibly;

  • supervise children and other persons in their care appropriately;

  • report significant damage, hazards, or safety concerns to Resort staff as soon as reasonably practicable; and

  • comply with applicable laws and regulations.

Campground Speed Limit

The maximum speed throughout the campground and Resort property is 10 km/hr, unless a lower limit is posted.

All Guests, visitors, and drivers must comply with posted speed limits and drive with reasonable care.

Parking

  • Vehicles must not block campground roads, driveways, emergency access routes, fire routes, or access to other sites.

  • Guests should park only in their designated parking area whenever possible.

  • Additional parking is available only in designated areas.

  • Guests requiring additional parking should contact Resort staff.

  • Vehicles must not interfere with emergency response, Resort operations, or the safe movement of other vehicles and pedestrians.

Quiet Hours

11:00 PM to 7:00 AM

During quiet hours, Guests must keep noise to a level that does not unreasonably disturb other Guests, residents, or neighbours.

10. Pets

Eco Cabins are pet friendly unless a particular cabin is designated otherwise.

Pets are also permitted at RV Sites subject to Resort rules.

  • A CAD $20 per-night pet fee applies to Eco Cabin stays where disclosed at booking.

  • Pets must be appropriately supervised.

  • Dogs must be leashed except within the designated off-leash area.

  • Guests must promptly clean up pet waste.

  • Pets must not create an unreasonable disturbance, safety concern, or property damage.

  • Aggressive or dangerous animal behaviour is not permitted.

Raptor Ridge may require a Guest to remove a pet from Resort property where reasonably necessary because of a safety concern, aggressive behaviour, repeated disturbance, property damage, or non-compliance with applicable law or Resort rules.

Nothing in this section is intended to restrict rights relating to service animals or legally protected accommodation requirements.

11. Smoking, Vaping, Fires and Prohibited Activities

Smoking and Vaping

Smoking and vaping are prohibited:

  • inside all Eco Cabins;

  • on Eco Cabin patios; and

  • in all common bathrooms.

Guests must comply with all applicable laws and posted smoking restrictions on Resort property.

Where a Guest violates the smoking or vaping policy, Raptor Ridge may charge the reasonable, documented cost of additional cleaning, deodorizing, or damage restoration required as a result of the violation.

Prohibited Activities

The following are prohibited:

  • unlawful activities;

  • illegal possession, use, sale, or distribution of drugs;

  • fireworks or explosives except where expressly permitted by applicable law and authorized by Raptor Ridge;

  • open fires outside designated fire pits or areas;

  • unsafe use of fire pits or other fire-related equipment;

  • behaviour that creates an unreasonable safety risk;

  • excessive alcohol-related disturbances;

  • intentional or reckless damage to Resort property, landscaping, facilities, or amenities; and

  • conduct that threatens, harasses, intimidates, or materially interferes with the safety or reasonable enjoyment of other Guests, staff, residents, or visitors.

Violations may result in a warning, requirement to correct the conduct, restriction from a particular amenity, removal of unauthorized visitors, or termination of the stay where reasonably necessary and permitted by law.

12. Damages and Additional Cleaning

Guests are responsible for the reasonable cost of repairing or replacing Resort property that is damaged, destroyed, or removed by the Guest, registered occupants, or visitors, except for ordinary wear and tear.

This may include:

  • damage to cabins, RV Sites, furniture, appliances, or Resort facilities;

  • missing Resort property;

  • extraordinary cleaning;

  • improper disposal of garbage or pet waste;

  • smoke- or vaping-related cleaning;

  • damage caused by unauthorized pets or occupants; and

  • other reasonable costs resulting from a breach of these Terms.

Raptor Ridge may charge amounts properly owing to the payment method authorized for the reservation, deduct lawful charges from an applicable security deposit, or invoice the Guest.

Raptor Ridge will not impose arbitrary or punitive charges. Any charge must be reasonably connected to the loss, damage, service, or contractual obligation giving rise to the charge.

13. Cancellation, Modification and Refunds

Cancellations, modifications, no-shows, and refunds are governed by the Raptor Ridge Resort Cancellation Policy applicable to the reservation.

The applicable Cancellation Policy forms part of the Guest's booking terms when provided to the Guest before or at the time of booking.

Nothing in the Cancellation Policy or these Terms limits a consumer's rights under applicable Alberta legislation.

If Raptor Ridge cancels a reservation before the Guest's arrival for reasons within Raptor Ridge's control, Raptor Ridge will provide the refund or other remedy required by the applicable reservation terms and law.

Where cancellation or interruption results from weather, emergency conditions, government restrictions, safety concerns, or other circumstances beyond Raptor Ridge's reasonable control, any refund or credit will be determined under the applicable Cancellation Policy, subject to applicable law.

14. Safety and Assumption of Risk

The Resort includes outdoor and recreational environments that may involve inherent or obvious risks, including uneven terrain, weather conditions, water, wildlife, recreational equipment, sports activities, vehicle traffic, and other risks associated with camping and outdoor recreation.

Guests are expected to exercise reasonable care for their own safety and the safety of persons in their care and to comply with posted warnings and safety instructions.

To the extent permitted by Alberta law, a Guest may be considered to have accepted risks that the Guest knowingly and willingly chooses to undertake.

Nothing in these Terms releases Raptor Ridge from a duty or liability that cannot lawfully be excluded or limited.

15. Liability and Personal Property

To the fullest extent permitted by applicable Alberta law, Raptor Ridge is not responsible for loss, theft, or damage to a Guest's personal property except to the extent caused by Raptor Ridge's negligence, breach of a legal duty, or other liability that cannot legally be excluded.

Raptor Ridge is not responsible for interruptions or reductions in services or amenities caused by circumstances beyond its reasonable control, including severe weather, wildfire, flooding, power outages, utility interruptions, mechanical failures, government orders, emergency conditions, or other events beyond Raptor Ridge's reasonable control.

Nothing in these Terms is intended to exclude or limit liability for matters that Alberta law does not permit a business to exclude or limit.

16. Resort Rules, Safety and Enforcement

Raptor Ridge may take reasonable steps to enforce these Terms and protect Guests, staff, property, and the operation of the Resort.

Depending on the circumstances, enforcement may include:

  • a verbal or written warning;

  • requiring a Guest or visitor to correct a violation;

  • restricting access to a particular amenity;

  • requiring an unauthorized visitor to leave;

  • charging reasonable amounts properly owing under these Terms; or

  • ending a Guest's stay where the Guest materially breaches these Terms or creates a significant safety, security, property, or disturbance concern.

Where a stay is terminated because of a material breach by the Guest, Raptor Ridge may decline to provide a refund for unused accommodation to the extent permitted by the applicable reservation terms and law.

Nothing in this section authorizes Raptor Ridge to unlawfully discriminate, retaliate against a person for exercising a legal right, or circumvent a statutory tenancy, consumer, human-rights, or other legal protection.

17. Human Rights and Accommodation

Raptor Ridge is committed to providing services and accommodation in accordance with applicable Alberta human-rights legislation.

Guests who require a reasonable accommodation because of a protected ground are encouraged to contact Raptor Ridge as early as possible so that the Resort can discuss available accommodation.

Raptor Ridge will consider accommodation requests in accordance with applicable law and will not discriminate contrary to the Alberta Human Rights Act.

The Alberta Human Rights Act applies to goods, services, accommodation, and facilities available to the public, and Alberta human-rights law recognizes a duty to accommodate to the point of undue hardship. AAlberta Human Rights Commission+1

18. Privacy and Personal Information

Raptor Ridge collects, uses, and discloses personal information in accordance with Alberta's Personal Information Protection Act (PIPA) and other applicable privacy laws.

Personal information may be collected, used, or disclosed for purposes reasonably connected with the Resort's operations, including:

  • processing and administering reservations;

  • verifying identity and eligibility where reasonably required;

  • processing payments and refunds;

  • communicating with Guests;

  • providing requested services;

  • managing security and Resort operations;

  • responding to incidents, complaints, or emergencies;

  • preventing fraud or unauthorized use;

  • complying with legal requirements; and

  • other purposes for which the Guest provides consent or which are otherwise permitted by law.

Raptor Ridge will not sell a Guest's personal information.

Where Raptor Ridge uses third-party service providers, including payment processors, reservation platforms, technology providers, or other contractors, personal information may be provided to those providers where reasonably necessary to provide services or operate the Resort, subject to applicable privacy requirements.

Guests may have rights under PIPA to request access to their personal information, request correction of inaccurate information, and raise concerns about Raptor Ridge's handling of personal information.

Raptor Ridge will maintain reasonable safeguards for personal information and will identify the person responsible for privacy compliance.

19. Changes to Resort Operations and Rules

Raptor Ridge may reasonably change operational procedures, amenity hours, gate procedures, safety requirements, or Resort rules when necessary because of safety, maintenance, weather, regulatory requirements, emergencies, operational needs, or other legitimate circumstances.

Material changes to the contractual terms of an existing reservation will not be applied retroactively where doing so would unlawfully deprive a Guest of a contractual or statutory right.

20. Applicable Law

These Terms are governed by the laws of the Province of Alberta and the applicable laws of Canada.

Any provision of these Terms that is found to be unlawful or unenforceable will be interpreted or severed to the minimum extent necessary, and the remaining provisions will continue to apply to the extent permitted by law.

If a provision of these Terms conflicts with a mandatory provision of applicable legislation, the legislation prevails.

21. Entire Agreement and Reservation Documents

These Terms, the applicable reservation confirmation, Cancellation Policy, and any specific written terms provided to the Guest in connection with the reservation constitute the applicable agreement concerning the Guest's stay, subject to applicable law.

If there is a conflict between these Terms and mandatory legislation, the legislation prevails.

If there is a conflict between these Terms and a specific written reservation term provided to the Guest, the specific reservation term will govern to the extent it is lawful and expressly applies to the reservation.

By completing a reservation, checking in, or occupying an Eco Cabin or RV Site, the Guest acknowledges that they have had an opportunity to review these Terms and agrees to comply with them, subject always to applicable Alberta and Canadian law.
